The calculator counts complete calendar months and then adds remaining days. For example, from January 15 to March 20 is 2 months and 5 days. If start date is the 31st and a month has only 30 days, it adjusts to count to the end of that month.
A 12-month term typically means 12 calendar months from start date, not exactly 365 days. For example, a lease starting January 1 ends December 31 (12 months), which is 365 days. However, starting February 1 ends January 31, which could be 365 or 366 days depending on leap year.
The calculator correctly accounts for February having 29 days in leap years (2024, 2028, etc.) and 28 days in non-leap years. This affects month calculations when the period includes February or when counting from/to the end of February.
